LACPP.COM; LA’s Premier Property Maintenance received a call from an attorney that was administering a probate case for a property in Los Angeles, CA.
The attorney asked if we could board the property in Southcentral Los Angeles.
The property is located in one of the worst neighborhoods in the country – Watts. Home of the Watts Riots in August 1965.
The attorney stated the following:
This is a long story.
The property has been in litigation for years.
The property is also in a probate dispute.
The County of Los Angeles put the property on A Notice of Intention to Abate the Property a Public Nuisance.
There were homeless and gang members frequenting the property.
With the presence of homeless, there will be illegal activity in the property.

I told the attorney we would do a drive-by inspection and advise.
A crew drove by the property and discovered the following:
There was a squatter in the property claiming possession. There were several homeless and gang members that were frequenting the property.
There was a great deal of illegal activity:
The squatter was in the property for the past 2 years.
There was a lot of foot traffic going through the property at all hours of the night. The squatters, homeless and gang members were using drugs in the property. The squatter and gang members were using the property as a Stash house.
The squatter was inviting gang members and homeless to stay in the house.
We reported back to the attorney and advised him of our findings.
The attorney stated that he would file a “Trespass Arrest Authorization”
The attorney filed a “Trespass Arrest Authorization”.
LACPP.com; LA’s Premier scheduled an appointment with the local police department.
At the appointment, a LACPP.com – LA’s Premier Property Maintenance showed up at the property ready to board the property.
The police asked the squatter to leave the property – LACPP.com; LA’s Premier Property maintenance had the necessary paperwork that NO one was supposed to be in property.
The squatter was resisting to leave his warm habitat.
The squatter, the local police and the crew from LACPP.com; LA’S Premier Property Maintenance were at a standstill.
The squatter said that he needed some time to get his personals that were in the property.
LACPP.com; LA’s Premier Property Maintenance / we contacted the client and asked if it would be ok to give the squatter a few days to get his personals out of the property.
Removing Squatters and Boarding Properties – Los Angeles
The goal was to get the squatter out of the property peacefully, efficiently and as fast as possible. The plan was to let the squatter get his personal belongings out while LACPP.com; LA’s Premier Property maintenance boarded up the property.
The client agreed to allow the squatter to get his personal property out of the property.
We advised the squatter that we would come back the following day to board the property. The squatter agreed.
The following day we returned to the property ready to board the property.
The squatter was in the process of getting his stuff.
The crew started to board the property. We purposefully did not board the entire property in one day. We only boarded half the property.
We were sending a message to the squatter that we were not going to go away. The squatter was getting his stuff out.

The squatter had been in the property for the last 2 years. The squatter was selling drugs out of the house.
While the crew was boarding the property. The property had a lot of drug users walk towards the ask the crew for drugs.
Hoarder Squatter Removal Los Angeles
The squatter was a hoarder squatter. He brought 150 cubic yards of debris to the house. The back part of the main house had partially burned, and the squatter was in the process of bootlegging it back together.
The squatter started by staying in the garage first. He bootlegged a toilet and a shower in the garage with running hot and cold water. He connected the drainage to the house main sewer line.

He had the water in his name. The electricity was coming from property two houses away via a thick extension cord.
The following day we returned to finish the boarding. The squatter looked defeated. He probably thought that we were just going to go away.
We returned on the third day to fence the property and completely enclose the property with an 8-foot high chainlink fence.
The eight-foot-high fence is required with the LAMC Section 41.25. The property is registered with local police precinct. If anyone enters the property. The police have the authority to arrest them for trespassing.
Getting Squatters out Los Angeles
He was just lingering around the property.
We returned on the Fourth and Fifth day to remove the 150 cubic yards of debris.
After LACPP.COM; LA’s Premier Property Maintenance removed the squatter, boarded the property, enclosed the property an eight-foot-high chain-link fence and removed several truck-loads of debris.
The property was removed from the list to make it a public nuisance.
The property was in a Probate case. The administer of the probate case, the attorney, the local police and the neighbors were all very happy with the efficiency of the job.
We posted the NO Trespassing signs and warned the squatter if entered the property he would be arrested.
We did several drive-by inspections and no one entered the property.
During the process of boarding, fencing and removing all the junk. LACPP.COM; LA’s Premier Property Maintenance was working with the local police. We asked the local police to do drive-bys when they could.
The local police assisted and did drive-bys a few times and would stop in on the crews to make sure everything was ok. The squatters, the homeless, and the gang members that were frequenting the house were on notice that the property was being watched by the LA County Sheriffs.
